Home Plumbing Inspection: A Guide to Plumbing Inspections in Orange County

Buying a home in Orange County is a big thing and requires a huge investment, so when you have finally found the right home make sure you inspect the entire structure, including the plumbing. A home plumbing inspection can make your break your home buying decision because plumbing system upgrades can be very costly.

Upon a home plumbing inspection, you can end up discovering some severe issues such as problems with the sewer system or even the plumbing pipes buried in the concrete slab, which can later lead to a slab leak!

Don’t hesitate to do a plumbing inspection by yourself either. A reputable seller will always allow you to inspect areas of the home to ensure they meet your standards. During the evaluation, see if everything is safe and installed properly. We are going to list some tips that will help you perform a plumbing inspection:

Inspect for Water Leaks

During the home inspection, make sure you check showers, faucets, tubs, dishwasher, toilet, and sinks. Look for any signs of water damage. Small leaks can lead to an increase in water bills and cause bigger problems down the road. A leaking faucet is easy to fix, but if left unchecked it can be a real problem.

Check the Water Heater

Replacing a water heater can be extremely expensive, so it is important to check out the home’s water heater before a purchase. Some of the things to consider when looking at a water heater are whether it’s big enough to accommodate your needs, the location, its capabilities, and most importantly, its age. Rust, build of mineral deposits in the tank, lack of hot water and dampness are all signs of a problematic water heater. Also, if there is a lot of corrosion and the water heater is more than 10 years old, you may want to request that it be replaced as part of the home sale.

Sewage System

When performing a home plumbing inspection it’s important to check what kind of sewage system is in the home. In case the property has a septic tank, see where it is installed, what pipes lead to it, and how much the tank can hold. Furthermore, you must ask the owner when the tank was last serviced. Whatever sewage system is being used, you must look out for noticeable odors and standing water around the house. If there is a problem, you can demand that it gets fixed before closing the deal.

Test the Toilets

While you are doing a home plumbing inspection don’t forget to flush all the toilets. Watch to make sure that they empty and refill correctly. You can also check for any discoloration and spots in the toilet flooring. A toilet leak can rot the floor.

Water meter

Checking the water meter and valves is a smart step in your home plumbing inspection. A great tip is to close all the faucets and see if the water meter is still turning. If it is, this means there is a leak somewhere which can later cause a serious issue.
